Regola Studio is located on the ground floor of an historic building, this very small studio is only 20 square meters (max 2 guests + 2) and is a very caracteristic apartment on two levels (1 level is above ground floor) in building of XVI Century.

Furnished with caracteristic detail, this studio offers an exceptional position to guests. Designed on two levels with a separation of the day and night area, this caracteristic apartment offers comfort and privacy.

Entering from the private door on the street you're inside the caracteristic living area. The dining area has a table that seats four and is ideal for entertaining. This area has also the characteristic kitchenette, compact and simply equipped. On this level there's also the bathroom with shower.

A small staircase connects the living area with the with the second level with the bed area. The studio has a small window on the street above the entrance door.

The flooring throughout the house is terracotta from Florence. House pets are not allowed in the apartment.

Regola Studio is located in the heart of the pedestrian-only historic centre of Rome, a stone’s throw from Campo de’ Fiori, Palazzo Farnese and Piazza Navona. An ideal location for a staying in Rome.

Area

Regola Studio is situated on Via dei Cappellari, and is a caracteristic flat in the heart of the historical district of regola. Rome can easily be explored from this lovely apartment, which is situated in an 16th Century Building. At a few steps there's Campo de Fiori, still a favourite place of many artists, musicians and actors. Its magical atmosphere - which enriched by historic buildings and picturesque streets and squares in - will leave hardly anyone untouched.

Regola is the VII rione of Rome. The name comes from Arenula, (the name is present in the modern Via Arenula) that was the name of the soft sand (rena in Italian) that the river Tiber left after the floods, and that built strands on the left bank. The logo of the rione is a rampant deer with a turquoise background.
During the Roman empire, the area belonged to the Campus Martius. In particular, in the modern Regola there was the Trigarium, the stadium where the riders of the triga (a cart with three horses) used to train.
Augustus divided Rome into 14 regions; according to this, the modern Regola belonged to the IX region called Circus Flaminius. In the Middle Ages it entered the IV of the 7 ecclesiastic regions, even if at that time the limits of the rioni were not very clear.
Also because of the very frequent floods of the river Tiber, the area was unhealthy and it was drained at the end of the Middle Ages.
In 1586, when rione Borgo was made, the number of rioni increased to 14, and Regola became the VII with the name of Arenule et Chacabariorum. In 1875, after the walls to stop the floods of the Tiber were built, the look of the area changed completely, removing all the things that grew up close to the river during the centuries.
Though small, the rione contains many kinds of buildings: palaces, hospitals, churches, embassies, run down prisons and dirty poor houses.

How to Reach Us

From Fiumicino Airport (distance about 20 km.)
Catch the Leonardo Express train from the airport terminal (departures every 30 minutes with non-stop service to Termini Station). Once at Termini follow the instruction below - From Termini Station.

From Ciampino Airport (distance about 17 km.)
Outside the Arrivals terminal, find the bus line stop Co.Tra.L./Schiaffini and get off at the end of the line, Metro (subway) A "ANAGNINA". Take the metro (subway) in the direction "BATTISTINI" and get off at the "Termini" stop. Then follow the instruction below.

From Termini Station (distance about 2,5 Km)
Take the bus -direction Vatican- get off at Corso Vittorio Emanuele

With Car: Take the GRA (Gran Raccordo Anulare), exit 27 (EUR-Columbo). Go straight on Via Colombo till Largo delle Terme di Caracalla. Go straight on Via Terme di Caracalla towards Cicus Maximus, until Piazza Porta Capena. Straight ahead on Via dei Cerchi until the Tevere. Turn right along the Tevere until Ponte Garibaldi (the bridge) right after the Tibertina isle. Turn right (ZTL area) along via Arenula for 200 mt until Largo Argentina. Proceed for Piazza Venezia then first left along Corso Vittorio Emanuele, direction the Vatican. Turn right on Piazza della Chiesa Nuova. Park in area.

via dei Cappellari is in a limited traffic zone (ZTL) with the following restrictions:
· Limited access on week-days Monday to Saturday from 6:30 am to 10:00 am
· Sundays and Holidays allow unlimited access.

In any case, parking is forbidden on via dei Cappellari and other side streets and squares in the immediate area.

Terms & Conditions

BOOKINGS

The premises are let to you for holiday purposes only for the period as stipulated on your reservation confirmation and for the maximum persons agreed at the time of booking. The Primary Guest warrants that person will be held responsible for the conduct of all guests.

DESCRIPTIONS

The description of the premises is given in good faith and no responsibility for misinterpretation will be accepted. No refund is given if you are not satisfied with your accommodation.

BOOKING CONDITIONS

Advance bookings are accepted by us in good faith. We cannot however accept responsibility in the following circumstances – malfunction of any inventory items; noise; inconvenience or loss of view caused by building construction on neighbouring or nearby properties.

ARRIVALS & DEPARTURES

Check-in is usually after 4 P.M. (Check-In after 9.00 P.M. extra charge 20.00 euro, after 11 P.M. extra charge 50.00 euro). Early Check-In can be requested with an extra fee (30.00 euro).

Check-out is usually before 10 A.M. A late check out (until 2 P.M.) is available with an extra charge of 35.00 Euro

To organise Check-In, the client must inform the City Manager when they are due to arrive, contacting him 4/5 days in advance by mail or telephone (see Contact).

Unless a confirmed Early Check-In, the flat is guaranteed that the house will be ready at 4 P.M., and it should be vacated no later than 10 A.M. (after 10 A.M. extra charge 35.00 euros) on the departure day.

The City Manager has the right to deny access to any client who show signs of being drunk or intoxicated, who act aggressively towards the City Manager, or who violates State laws.

Anyone booking an apartment agrees not to have parties or loud music playing. If neighbors complain and/or the police are called, it may result in the immediate eviction of the tenant regardless of the time of day or night. This will also result in the loss of prepaid rent. Quiet time in the properties is from 10 PM to 10 AM.

By booking with us you agree to our terms and conditions and expected to abide by these rules. You will also be expected to sign these rules upon check-in on your date of arrival.

BALANCE PAYMENT & SECURITY DEPOSIT

At your arrival, our staff will meet you at your apartment with your keys and orient you with the apartment. Your remaining balance will be due and must be IN CASH (we don’t accept checks, traveler checks) or with Credit Cards (+3%) at Check-In.

We will also collect a security deposit in the amount of 200 Euro that will be returned to you at the check-out, provided that everything is in the same condition as when you arrived.

If anything is damaged or missing, you agree to pay the cost to repair or replace it.

If the cost is more than the security deposit, you agree to cover the remaining balance due.

Security deposits may also be paid with paypal.com. For any security deposits that are made with paypal.com, please email our staff at the end of the stay to request the refund of the security deposit. Emailing us after your stay will help ensure a very fast refund of the security deposit. Please keep in mind it can take up to 3 business days to get your security deposit back if paying with paypal.com.

Client agrees to pay for any damage to the property or missing items.

Any Paypal.com "E-Check" payments MUST clear the system before the check-in date. E-Check payments will not be considered paid in full until they clear our account. If the payment has not cleared, the rental client agrees to pay that in cash at the check-in.

Our staff will not release the keys at the check-in until the full rental payment and the security deposit is paid. If you send in a Paypal.com E-Check make sure you send it at least a week ahead of time so it clears the system.

HOUSEHOLD MAINTENANCE & TIDYING UP

The house will be tidy and clean when you arrive – please let the City Manager know immediately if you find any shortcomings.

In your house you will find a broom, a dustpan and other useful things to tidy up.

You are responsible for the state of the house.

Before you leave the house you must wash the dishes, dispose of the rubbish and put the furniture in the order in which you found it. If you do not, your security money will not be given back.

LOSS OF KEYS AND/OR REMOTE

If you lose or take the house keys away you are subject to a payment of 80.00 euro.

If you lose or broke a remote you are subject to a payment of 50.00 euro.

If you leave the keys inside the apartment in the lock and a locksmith must be called to open the apartment, you are subject to a payment of 300 euro.

DAMAGES & COMPLAINTS

Our guests should check the equipment listed on the inventory.

Damages that occur during normal use of the equipment, if not caused by misuse, will not be charged to the customer’s bill and will be repaired in line with the availability of a technician and with the required materials.

Otherwise, if the damage has been caused by misuse, the repairs will be charged to the customer’s bill or deducted from the security deposit.

Please report any damaged equipment to the City Manager, who will endeavour to replace/organise repair as soon as possible.

Please note that the City Manager is NOT AUTHORIZED under any circumstance to give a discount to clients. If the client has a complaint and would like to discuss a discount, he must contact the apartment owner via email directly, outlining the reasons for complaint.

The City Manager and/or the owner will not be held responsible or liable to compensate for building and construction work being done on neighbouring properties.

DAMAGE LOSS OR THEFT OF TENANTS PROPERTY

No responsibility is accepted by either the City Manager or the owner for guest’s property left on the premises. Owner insurance does not cover the loss of tenant’s belongings. Please follow City Manager instructions on keys and locks very carefully.

BOOKING CANCELLATION OR REDUCTION

A sixty (60) day notice period is required for cancellation.

Cancellations that are made more than sixty (60) days prior to arrival are subject to a 5% Cancellation Fee or 50 euros (whichever is greater).

The advance payment will be given back by money transfer (Bank Swift or Credit Card) after having detracted the different charges and the bank commissions.

Cancellations that are made within 60 days of the arrival date, forfeit the full advance payment.

A change to the booking that results in a shortened stay (be it a late arrival or an early departure), if made within 60 days of arrival, is still subject to the full payment agreed for the initial rental period.

ACCESS

The City Manager has the right to enter the house for reasons of inspection or maintenance.

NUMBER OF GUESTS

Rental guests agree not to exceed the maximum occupancy listed on the website. If rental guests exceed the maximum occupancy of the apartment, owner/manager may immediately evict them with no refund of the unused portion of the rental period. At NO time can the maximum occupancy be exceeded.

PETS

Pets are NOT permitted in the flat. Guests will have their stay terminated immediately if a pet is found in the apartment.

NO SMOKING

The apartment is strictly non-smoking. Any evidence of such will incur extra cleaning charges. Additional housekeeping fees will be charged for properties left in an unsatisfactory condition.

Subletting the house is not allowed.

In the case that the client does not respect any of the points contained in this section, the City Manager will ask the client to leave the house. Any costs associated with any repair, excess clawing or loss of income as a result of a guest’s or visitor’s actions, negligence or misconduct will be recovered from the Primary Guest.
